Tenant Screen and Selection

Preform a background check to verify identity, income, credit history, rental history, eviction check.

Tenant Move In

Write lease agreement

Confirm move in dates with tenants. Review lease agreement with tenant in its entirety.

Ensure all agreements have been properly executed by tenants and owner.

Collect all fees including first months rent, security deposit, pet fees.

Collect proof that all utilities were transferred into tenants name.

Inspections

An annual inspection is included in our full service program and is performed in conjunction with your tenants lease renewal. Owners may wish to establish bi-annual or quarterly inspections for an additional fee of $55/inspection.
Financial

Provide annual reporting, structured for tax purposes as well as required tax documents including a 1099 form

Provide easy to read monthly owner statements which offers a detailed breakdown of income and itemized expenses via the Appfolio owner portal.
Maintenance and repairs.

We only hire vendors that are professional, licensed and insured.

We keep the property owner informed of repairs by sending copies of the work order to the owner when placed. Then letting the owner know the issue/resultion once the vendor has performed an inspection or completed the job.
Tenant Move out

Once we receive the 30 day notice from the current tenant we will inform the owner of the property. Then place the home back on the market.

When the tenant vacates the property will inspect the property to ensure the home has been cleaned and to check for any repairs.

Schedule the appropriate vendor to handle any issues in the home.

Return any portion of the tenant’s security deposit to the tenant with a detailed letter informing them what they paid for and any invoices.
Fees
-
$500 Tenant placement fee once the property is rented.

Management fees are 10% of the rent only when the property is rented.
